If the listing agent thing wasn’t a historically standard practice, and a broker pitched me what he would do for me, I don’t think the current “% of sales price” pay structure would ever be entertained...by any of us.

I no longer entertain 1 and 2 bed SFH.  

Entertaining and worth the time.

Although I've had success in both, the ups and downs of the entertainment business, my experience as a building manager and desire for financial freedom separate from the industry pushed me toward real estate investing and the Bigger Pockets Podcast. 

A couple rule's of thumb that are talked about a lot on BP but also personal parameters, the $100+/door monthly CF and >10% COC ROI to entertain a property.With just closing my first deal as well it was drilled into me by a couple mentors to make the first deal a great deal, not to rush the process despite the eagerness.

Some owners might entertain the idea, but it’s also important to note that not all owners are in the market to sell, making rejections relatively likely.5.

See if they're interested in selling or would entertain an offer if one came in (almost all will at least look at one).

And there is plenty of home and commercial development in the area, plus they just built pubs and entertainment spots less than a mile from this property.

There are just as many potential renters with a lot better access to jobs, entertainment,  education and military.
