You can also get digital timers - some of these need a white wire (neutral wire) in the outlet box and some don't.One drawback to a timer switch is that the body of the switch - the part that sits inside the outlet box - tends to be physically large. 

Thought of document storage space but imagine most companies have digitized most of that by now. 

You may  need some cameras and motion lights to deter night time return for the short term.

Some ideas I had:- Ask for invoices/receipts for all services and purchases so I can investigate if something unusual comes up- Set up e-bill for utilities and internet so that I have direct access to the costs- Ask to be the account owner for Airbnb, Vrbo, etc and add PM as a guest user, so that I can see the bookings and communication with tenants- Install a doorbell camera (I've seen some hosts do this on Airbnb)Are these things common asks for a PM?

As a real estate professional and digital marketer, the best strategy I have found is to have an active Facebook page with great content that can validate your work, and work more as a landing page of content rather than an actual lead generator, and then doing lead gen/ prospecting with actual people either through Facebook Messenger, online forums or in real life.
