I would imagine this would incredibly difficult to discover so not sure how you're doing that.

My question is as follows: is it reasonable to sell this note at a slight premium (ie. say 5% to 10%) to the unpaid balance due to the higher interest rate and good collateralization?

Also, when they are "almost done" and they ask for the balance, don't pay them the balance, hold back a significant chunk until you have inspected and are satisfied. 

Sounds like you don’t know the balance of the heloc.

This ones pretty difficult to do unless you're closing on all the properties during the 45 day period when you can shape the list to simply be what you already closed on.

The loan amounts you mentioned are EXTREMELY difficult to finance long term and when we do them they are pricey.   

Its typically very difficult to add units to any project.
