@James McGovern and now that the DOJ has gotten involved in our business that Rep agreement needs to be signed ( well it always should have, but now dates will be verified ) so yes if you want to work with a professional Realtor that little document is part of the process.

Make sure they’re licensed and insured, just to cover yourself.Going with veterans or contractors from diverse backgrounds usually works out well since they often bring a good work ethic.

I believe the lenders you are communicating with are not articulating this well or simply don’t want to acknowledge they are conservative and it’s easier for them to point to the amount of cash consideration you’ve invested.
