I've invested in several deals with Nitya Capital in Houston in large apartment complexes and have learned tremendously. 

Some tenants pay nothing out of pocket, some pay some or more than half of their rent based on a complex formula that CMHA uses (and can't actually describe to anyone!)

Hello everyone,I will be traveling to Indiana tomorrow to see an off market apartment complex there.

I am purchasing a 22 unit and 36 unit apartment complex in Cincinnati and I am in need of a solid General contractor that can handle a decent sized renovation.

I am in need of a general contractor referral as well for a full renovation of a apartment complex on the outskirts of West Columbus.

The street I bought on is part of a three block stretch of nice homes occupied mostly by home-owners (with kids), as well as one large section 8 apartment complex.

Management fees for complexes (16 units or more) are usually 5-7%.Regarding maintenance, it should billed hourly to the property.  

I'm looking for examples or advice for putting together a balance sheet and personal financial statement to provide to a bank.I have been investing for about a year and own three properties (7 units total), so the numbers aren't particularly complex yet.

Something that needs to be discussed - too complex for typing.On your statement about cash flow on properties, I suggest you do the math for a number of different scenarios.

So my question is, where do you look for mid sized apartment complexes?
