your contact info and introducing yourself can go a long way toward preserving your property.If you are not very familiar with local LL/Tenant laws, including SD limits and handling, State and Federal Fair Housing Laws, Fair Credit Reporting Act, Service Members Civil Relief Act, HUD and EPA regulations, local contractor licensing requirements, and the States definition of "Real Estate Activities"; OR, if you are generally unfamiliar with  residential construction and inexperienced at leak detection, and household systems troubleshooting, you should probably hire a qualified PM.

It has also never been on an IRS watch list nor has any pending litigation as of right now.All of that said, you do want to make sure whatever tax deferral strategy you choose has been audited, has a PLR, and the attorneys stand behind their work (audit defense built into the strategy in case you get audited.

That practice would be banned.Tenants would be better protected during the eviction process, particularly against retaliatory evictions.Unlawful evictions, such as when a landlord illegally locks out or uses force to evict a tenant, would become a crime, a misdemeanor punishable by a civil penalty of between $1,000 and $10,000 per violation.Landlords would be required to provide at least 30 days notice to tenants if they intend to increase the rent by more than 5 percent or are not going to renew the lease.

one member LLC is not safe in litigation it will considered same as ownership so do multiple member LLCif you don't have any member, you need to open a separate corporation and make corporation as partner of 2% and you as 98% partner in LLC

@Weston Couch, we did the land trust for a couple reasons; transferring "ownership" of the property is as easy as changing the beneficiary of the trust, without triggering the "due on sale" clause of the mortgage, and also for protection of this asset from any litigation against us or our company.
