As much as I was put off by the initial pitch and had a seriously bad taste left in my mouth, I had a couple of long conversations with the Designated Broker and signed on with eXp yesterday.It's simply a better financial decision for me - and it turns out that crow doesn't taste all that bad when chased with a nice single-malt Islay scotch!

I figure if I’m hands on with the property in Milwaukee and find something turn key, maybe I can get that 15%+ cap rate that everyone chases after.My question is, how do I calculate the expenses, the turnover and where do I go to find a good property manager that won’t gouge me to deal with tenants?

Your agent can help you chase down the inspector.In terms of property tax, typically any payment or credit will be settled through with escrow at closing, so chances of you missing out the credit is less likely.
