The note itself can be documented close to the same as any other holdback, I would venture in saying legal council would be better resources to help draft this than a QI. 

There are some lessons that can only be learned through experience, and A HH will provide incredibly valuable lessons that no mentor, real estate course, book or podcast could ever teach (though, I'd still recommend reading up on relevant RE resources, listening to podcasts, etc.).

I inherited three single-family homes and have been educating myself on the various details of real estate investing and will be active here on Bigger Pockets (as well as reading the book...) so once again hello and nice to be here.
