I would do something like what I've done here in Atlanta: I converted adjacent units into a creative community.

@Brandon Baker we have avoided North I-30 and some of the rural areas closer to the airport but aside from that Jacksonville, Sherwood, Maumelle, Benton, Alexander, West Little Rock , SW Little Rock, and North Little Rock all have been great areas for us.

Independence is pretty competitive for investors and it would be tough to find a property at your price point without going to the KC adjacent neighborhoods which are pretty rough  I’m looking at Pocatello ID myself.
