Multi-family to live in near PHL

Long time lurker and recent member. 22 year old airline pilot who will now have to commute to PHL airport for work. I live in NJ and would rather purchase a 2-4 unit to live in close by. I'm somewhat handy but have little experience as a landlord. I like the idea of living in one unit while the other tenants pay the mortgage. Budget around 300-400k. I have seen some decent duplexes in places like Prospect and Ridley Park. I don't know the area at all. Also looking into turn key investing since I may not have enough time to purchase properties other than the one I would move into. Any thoughts on that as well?
