It's an older home and the large items (windows, roof, HVAC) haven't been updated in many, many years so one of those items would put the property in the red fairly quickly.It is not a substitute for a thorough rental analysis.

Loans are not much of an option either as I had great credit and then went through a separation where most items were joint and not accounted for on his end.

Cleaning supplies and general items everyone uses should also be split among everyone. 

Most of the complaints were about about fine print items, and being over charged, but I figured I would call them anyways and see what happens.

The GC's that I've worked with on the 3 units we rehabbed in 2019 I had my GC itemize the list of work he would do and if my partner and I thought we could have a sub do it cheaper we would just take it off the list.

Or is this lack of info worth being concerned about.The inspection is all that matters unless there are warranty items like the roof, HVAC etc.

There’s usually a lot of items to consider when renting via Airbnb.

However the aesthetics of modular houses are more modern (sell easier) and the turn around time reduces carrying costs substantially.

I will get more bids for sure.the total renovation cost(for items I did not list here)  being quoted ranges from 25k to 44k.
