Even the most dedicated agent cannot be instantly available 24/7 - and is not expected to be.  

So I'd argue that you can capitalize on this situation because home prices will not unanimously rise instantly.  

If at $1M, you are only hitting a double.I have gone as much as 80% all-in, but my total in and out time was only 68 days and I was 100% sure that my exit value would be obtained instantly (which it was).

"deposit $50k to get 100k or 150k in new cash value"  There is never a point where your money instantly or magically doubles or 3x's itself into new cash value. 

The guys that do not do fine are the posers that set up shop one maybe 2 years ago who instantly became "market experts" and are now in the wrong market and sitting on outrageously overvalued basis and have no strategy but hold and prey.

Also if you have instant bookings on, make sure all guest requirements are on! 

He tells me there are a handful of folks who call the instant the office opens about everything from road noise, parking, heat feels weird, etc. 

It also gives them instant street cred and they use it as a way to market themselves as an experienced guru. 

We would love to do a BRRR, but the market here is too high, and deals with instant equity are very hard to find.
