House hacking is hard because they know where you live, but it's like having that friend in high school who you always say hi to, but know nothing more than you read in the yearbook (NTN application).

As a broker owner of a few real estate companies over the years I have had many a school teacher work for me part time. they have a real leg up one they are smart two they have an incredile warm market.. 

When I think of appreciation, I think of a single-family home in an established neighborhood with good schools and low crime.  

People either realize it is not a good investment or they graduate on to bigger and better things.

With all the capital trying to get into multifamily right now, your best bet is to pick markets with the best fundamentals (population growth, job growth, schools, infrastructure, etc.)

I don't know the market at all, but you can start by looking for highly-ranked public schools.
