Is it good enough/not good enough for the neighborhood?

Also, this is if you want to be a landlord....although if cashflow is good enough, just get a *good* property manager.

I'm thinking that the type of buyers I'm looking for won't be other investors, because I'm hoping that the house I purchase at a discount will be in good enough condition to fetch market value from a conventional buyer once I resell...

Realistic does not mean the mint condition Ferrari that was found in the barn....it means a deal that is good enough to make it worth your while but not so great that 35 other investors would either find it first or pay more than you. 

Here are my two cents, more like four actuallyWorking with Large banks like wells fargo, Bank of America might not be the best idea as they are going based of your Income in home country (Indian/UK) which means even if they end up lending you with their crazy terms (like 60% LTV, PMI), it might not be good enough since they won't lend you for more than 1-2 properties based on your income in home country.

Is just having a license good enough to allow you to market a contract that you have and assign it to an end buyer?

The terms are obviously not as good as a conventional loan but they're good enough that you can still cash flow and - most importantly - can still continue to grow.I will add that you really need to touch a lot of banks and will need to find more than one lender that does these too.

If the deal is good enough.....My experience with every Auction.com auction is that every property in my area is occupied, which is complete and utter horse hockey.
