Cashing-out the equity every 5 or 6 years on a refinance is TAX FREE., while cash flow is taxed.

These sites allow you to collect rent, track maintenance requests, and manage expenses all in one place, often for free.

If you don't have any, then you would need to partner with someone who does.Hope all of that makes sense but feel free to ask anything additional. 

Seems that you would need an additional living space like a TV-free "living room" (something I had in the midwest growing up, but aint nobody got space or $$$ for that in California) or a finished basement (another non-existent luxury where I live) if you want an additional living space to spread people out.
