I have just finished reading this wonderful book "Tax strategies for the savvy RE investor" which I would highly recommend for any RE investors.

Just finished Flip #4 - sold without putting on market to a party interested in the project.

I've requested more info on the 10%, but that's my understanding.In terms of why, there are more extensive foundation repairs then initially estimated, termite treatments, and underestimating finish out in general are driving the incremental costs.
