this is one of the hardest things to get over to new flippers.. that bigger dollar deals need HUGE spreads starting out to make it worth the riskits very easy in some markets to miss your resale number by 10 to 30k and in this instance this would have been a break even.they all work out in the wash of course.

hello,we recently bought a 12plex in Cincinnati and as part of the updates to the property are looking to replace the old washing machine & dryer.i was wondering if any one knows of any Laundry companies in the Cincinnati area that will install and maintain the washing machines for a share of the laundry income?

Chris,Most reputable builders and remodelers are going to know the difference between "green washing" and true green.

Or do they tend to wash out?
