I am not trying to accomplish anything other than taking advantage of some other homeowner's low interest rate rather than me purchasing a home with a 7% rate.

Rates range from $30 - 110/hr. 

The local building department wants the replacement stairs to have a 1-hr fire rating due to the proximity to the neighboring property.

its a 4  unit mobile home park, all POH, 100% occupancy with slightly undermarket rents  separate sceptic and a single well.At the asking price of $240K, there is 12% cap rate. 

With a $60/mo HOA(external maintenance not included with the exception of fencing) and 6.5% interest rate, my monthly mortgage (with taxes, insurance, HOA, etc)  will be around 2600/mo.

In my experience (but mind you as a service provider) these types of properties are usually higher rated and better overall.

I would suggest exploring a cash out fixed rate HELOC or fixed second.

A fully paid off property which now should be worth at least $300K with appreciation, I can access 75% of that with a cash out refi so roughly $225K - refi costs.To me, its a no brainer to do bi-weekly IF you plan to keep the house for that long AND you do not plan to refinance (rate or cash out).

I also have an LLC formed in Texas and am planning to transfer my SFR into the LLC for liability protection.Could anyone provide detailed guidance on the steps involved in this process?

HELOC until the rates turn around in a year or two.
