Since we were discussing bank statements, most lenders will want to see the ability to repay (in additional to having paid on time) and usually a minimum of 3-6-12 months of equivalent mortgage payments in reserves.

Because this is a new strategy for them, it likely means they have fewer options for construction loans due to lack of experience.

Every investment carries risks, but with careful research, planning, and management, real estate can be a rewarding and profitable investment option.

Would it be easier to tell me how to browse to the options?

There are other options to get cash out however, such as a HELOAN or regular cash out refinance.

If so, what financing option would be best?

In 2022, I sold quite a few stock options so my taxes that year were a lot higher than normal years and I was expecting 2023 to go back to what I consider normal.
