I would love to pick your brain!

You typically pick up the phone and call local providers in the area, just as you would if it were local. 

interview a few and let them see past returns and tell them your plans and goals and it is usually an easy decision to pick one. 

@Karl Hinkel if I was to use bandit signs if I put them up Friday late afternoon and pick them up Sunday night do they still get taken?

I am having to pick up materials instead of getting them delivered to get them faster . 

By the time you find someone to find the used one, pick up, install, and cart off the old one, you would have spent more than buying new, especially when they have their sales.  

If you had your pick, would you buy a duplex/triplex/quad that is townhome style (side by side) or flat style (on top of each other)?  

I could pick up 2-3 houses in my area with those funds and have long term leverage in place.

@Dan Handford Brokers have nothing to do with it, I only mention that because off market multi-family anywhere in Mecklenburg has probably been solicited for 6 years or more, interested sellers usually have their pick of the litter and I'm just curious how you fared with that... sounds like 2 out of 11 ain't bad, what is your basic criteria or disqualifiers?
