When fully executed by ALL parties to it, due diligence is triggered, followed by a P&S, which, when signed by ALL parties to it replaces and extinguishes the written offer.In Maine, we go straight to P&S, which also serves as the offer and triggers due diligence when signed by ALL parties.So in this NJ case, regardless of local customs, an unsigned offer or proposal cannot be interpreted as a binding contract.

I have a friend who has been raving about real estate for the past 5+ years but he is the type that just goes off of what he sees others doing and what they tell him to do, but never takes the time to read/learn on his own so he has never pulled the trigger and got into it himself.Now that he knows I am interested and ready to get into it myself, he's asked if I would be interested in partnering up.

@John Underwood if you have a mortgage this can trigger the due on sale clause so you have to be careful about transferring property to an LLC
