Looking to do first project

I’ve been learning about this for awhile now and want to just jump in already. I know the majority of the basics, have been vetting contractors, finding different sources for financing. For some reason thought I haven’t pulled the trigger yet. I feel like I’d like to have a mentor or someone to jv with on my first property at least. I know a lot of the investors around the Appleton area now but I’m unsure who to ask.
