Just to anyone reading this, I am specifically seeking knowledge and info on his course, NOT whether it's worth investing money with him in notes; that is definitely something I am more skeptical about. 

@Wesley BryantI’ll be a contrarian here…Based on 46 years in the industry…Any proforma or projection of returns are by definition based on a whole slew of assumptions the investor has little or no control over.

Make sure to charge fees, but calculate them accurately and adhere to your state regulations.

I want to use the property as a vacation home and rent my property out when I’m not using it. but I need it to be month to month and every single property I’ve put a offer on  which is 5   I have to cancel because when I read the rules and regulations in the CC&R’s the home must be rented out for at least  6 months!

Sometimes it comes down to not just identifying strong subdivisions within certain zip codes but even specific blocks within those subdivisions. 

Regulation and permit or license-ability will be critical.
