I could very well do this type of business without a loan at first but the leverage with 10 or 20% down is so important that I would like to benefit from it.As far as my investments in France, don’t hesitate to ask questions, I will be happy to answer them.

Little hassle and you make a few buck - go for it.If the deal is messy, not likely to close, will tie up your funds then you need a bigger reward for the risk.Some folks work a year in a job for $30K plus benefits.

So let me just expand for the BENEFIT OF FUTURE READERS and other newbies who think having a "mentor" is the be all and end all to becoming an investor.Why would you agree to a purchase price of $198K in a neighborhood of $90K to $145K houses?

i guess the way i view land trust's is that it is an excellent benefit for person who wants to purchase, but can't right now in the traditional way.they get to work on strengthening their credit, plus they get the write offs. it would seem to make the chances better that they will perform with the eventual outright purchase, versus a straight lease option.i haven't done one yet, but i just closed on a deal where i am going to set one up. so, until i've actually set one up and than closed on the sale, i won't know for sure. jim
