There are lots of ways you could do this, but the execution is largely up to you.Most of the private lenders I have worked with were experienced real estate investors themselves with excess cash they wanted to put to work.

Either continue renting to them or sell the place for cash, but doing financing for someone the banks have already determined is not creditworthy is not a good use of your time.

We cash flow fine with a right size loan. 

I've got cash ready to buy a few more this month.

Although any delays in cash out morg from the completed reno has great potential to disrupt my process.
