First thing out of the gate is a geo tech report.. give that to a civil then they design structure then give to architect to design the home.. who knows how much it could cost.. even on flat ground ..

I have owned 4 brokerages over the decades.. mostly to support my own activities.. thats the only way I would personally do it.. its constant recruiting.. and with the margins these days your not making much on the brokerage its a free place to work.. now in some markets were they have a strangle hold on agents and take a crazy cut like 50% I guess i can see that working.. but in competitive markets for agents you have 100% shops that just charge a flat fee per year.Like my wife pays 10k a year.. and gets 100%... the landscape is changing.for beginning in the business though I like the Keller team approach will will learn while you earn.. then figure out what you want to do.

OkSo I just got an email from my PM informing me that a tenant’s relative in our Cleveland building is requesting his car be repaired by us as he suffered damage to the car’s under panel while driving out of our parking lot.My first reaction was: “is this a joke?”
