In fact, it could even be detrimental because it can lead to being a cocky lone wolf who doesn’t need to seek out more experienced financial partners for their more seasoned opinions and calculations.  

It's where most of the experienced investors are plying their trade:  they know they can double their property values by adding some value and/or waiting on price increases, which may double values againLocal agents are typically idiots (nicest way I can put that). 

Managing tenants and PMs can and will be a major hurdle to success that I would suggest you avoid until you are more experienced.

Yea you could spend time looking for better deals but for me being and engineer with a day job my energy was better spent at my JOb.

A flipper wouldnt make any money there, and a rental also looks like it wouldn't make any money.This is just my opinion, I'm sure more experienced members will chime in.

I am surprised that you didn't know this as an experienced investor. 

It's been a little challenging to find a good realtor who is experienced and knowledgeable while also reliable and motivated enough to return calls/emails personally and consistently, and actively look for properties within my criteria, and go on viewings for or with me instead of passing me on to a "team member".
