And I actually replaced the unit with the same mismatched combo because the electrical would have needed an upgrade as well in addition to the unit replacement costs.

Sounds like you may have already done something similar, so it wouldn't be like you are stepping into unknown waters.I prefer to take that kind of buying power and get 2-3 rentals in Tacoma over 1 rental in Seattle or Bellevue.

I understand if things unforseen come about, but he had his own guys check the plumbing and electricity and said his number was on the high side to be safe, and he was confident he could come in less.To be fair, his craftmanship was excellent and the finished product has been pleasing.

Unfortunately that means the thing that will get us is the 'unknown unknown', the risk we don't even know exists.Einstein said that compound interest is the most powerful force in the world, I'd say that non-recourse loans are a very close second which is why investing in the US is so attractive to Canadians... and everyone else.BTW I think your VRBO investment(s) up at Whistler are great.Giovanni
