Can I go in and change the locks and clean up the property without a problem?

One has booked our house for their kids graduation open house, so they don’t have to host it at their house (let our cleaning crew do the cleanup!). 

The only time I've heard of bad experiences or beat them is if the borrower cannot qualify for conventional/agency financing and needs a non-QM solution such as Bank Statement or an Asset Depletion based loan. 

I will say that I hired a PM company, and after a few months I felt like their goal was to deplete all of my accounts while not collecting rent or actually managing the property.

You can even negotiate clean up of entire property in exchange for the scrap metal. 

I'll be getting in there to put in laminate floor and probably some touch up paint/clean up etc.

I was wanting to cleanup the inside, fix the electric, plumbing, and other stuff to make the property livable.

Since the last update, * power washed all four stucco walls, wood columns in front, and windows * Front and backyard clean up & refresh of landscaping in the front and backyard (this weekend)* refinishing + repaint of the white fence (this weekend) Total investment :  ~$2500A carpet guy came on site and said the replacing just the master bedroom carpet won't match well with the carpet outside given the wear & tear + age of existing carpet.
