Co-ops with no flip tax or condos -- all in estate condition -- JUNIOR 4's that you can convert to official 2 beds and add a bathroom; pre-wars where you can rip down walls to make a more open space; everything in estate condition of course.

I have a single family (3 bed/1 bath) that I'm scheduled to see that is priced at $18,900 but I'm certain it needs work.

I have been learn from here, from YouTube, and reading books about 10 hours a day, 7 days a week since I currently do not walk and spend about 22 hours per day in my bed.  

The best way to find the true value is to look at comps that sold in the last 6 months and are around the same year built, square footage, and number beds and baths.

Btw the 230k house in Portland that was staged, I walked into the house to evaluate the repair addendum and found a naked guy sleeping in the bed.

Nice for him if it is.There is another woman here on BiggerPockets not too far from me who owns in a city that allows up to 4 unrelated adults, so she rents her 4-bed condo to 4 different people.

Puyallup/Tacoma seems like a great investment bed. 

I wouldn't even necessarily need a bed.

Now . . the house is 'vacant' except for me - camped out in the living room (bed on floor, small table and lamp) while I complete some upgrades and find a tenant.
