Stuff would probably be pretty hard to paint around when you repaint as well -- something to think about.Why not a hardwood like Ash or Oak - stain dark and  put 2-3 coats of poly on the top -- Ash and Oak are both pretty affordable if you get the smaller base.  

We are not talking pennies, nickels and dimes here, this is big dollars and serious.  

Its a shame she got ripped off , but this is a example of penny wise and dollar foolish .  

Nobody is buying these to develop them.I have contacted other companies that specialize in Illinois tax liens and offered to sell them anything I had at pennies on the dollar. 

This gives them incentive to not destroy the property, and to not remove the appliances, copper, play hammer-darts, etc.

I get it, if you were wholesaling or acquiring rentals pennies on the dollar you might just miss that, but I would rather leave some $ on the table and have a solid economy than wish for a bad one.

I've known houses to be gutted of copper, you might have to replumb the house.

Within 45 days, I had secured my first check for $36,500 on a wholesale deal without having to risk a penny other than a few hundred dollars for my marketing costs.  

This is in an area if the building is empty the copper will be gone and maybe the furnaces and water heater too.
