I became interested in house hacking after a few conversations about the house hacking technique and possibilities with Mike Wilkinson.

Conversations are good to have at this, of course from a distance. 

But it does come down to your early conversations about business plan, timelines, and the like. 

Looking for advice from experienced investors.This my first property and doesn't Cash-flow until I complete the detached garage ADU project and lost a big chunk of the cash for that conversion.

But reaching out to property owners of rental properties or 2nd homes, that is where we see an increase in response and better conversations/negotiations. 

That being the case I thought it was better to open the door to a conversation rather than suggest something specific which might be 1. not helpful to everyone and 2. taken advantage of by some.
