Hi All, I have an abandoned house down the street from me.

As an example with my last rehab, it was an property sitting abandoned for a year. 

The TN code is clear on what do to with possessions when tenant abandons property, but this tenant did not abandon. 

Having steady cash flow is everything in any business.I also don't allow the following:1.No parking on grass2.No abandoned cars on property3.No water beds4.No incense burning5.No outdoor grilling within 25’ of house6.No ironing on floor or carpet7.Tenant is responsible for all floors8.No RV’s or campers on grass or driveway.9.Landlord not responsible for repair nor replacement of kitchen oven or cook topGood luck JP

Check with an attorney, but I think once rent is in default, you can end the contract, like you would if a tenant had just stopped paying, and then deal with abandoned property in whatever way is legal where the property is.It's  my opinion, you can just then tell the relatives they have so many days to remove belongings or they will be considered abandoned.

There is some chance the one with the extra land could claim adverse possession to that land that is not legally owned and the legal owner could loose it to the person who used, maintained, had control over it.Not sure what you are trying to accomplish, but it's not to go in and claim a house or claim a plot of land that you think doesn't have an owner or the owner doesn't know you are trying to illegally possess, if that is your thought.Potentially you might be able to get a mobile home or a car that has been abandoned on your owned property, the owner cannot be found or doesn't respond to demand letters to come get their property.What is your idea? 

We gave one tenant work (deferred landscaping), and another we did an emergency delivery of food and pet food (partner abandoned her at onset pandemic, suffered major depresssive episode and job loss), but the fact is, everyone is paying. 

You can into large scale buy and hold and things can get rough if one person wants to abandon ship.

In my state, we can post an 'abandoned property notice' which gives the tenant a specified period of time to collect their property or we can dispose of it.
