A relative of mine had a house free and clear, got remarried and died before her husband who wanted to return the house to her grandkids(they were middle aged when they married and both had families from previous marriages) but he must've passed away before updating his will.

Its usually best case.When you start out, think of 3 different scenarios for each place you analyze:1) What is the BEST case scenario (rents for top dollar, minimal repairs, all is fine)2) What is the WORST case scenario (Big things go wrong, how long will it take to recover it all and be profitable again, etc.)3) What's an AVERAGE case scenario (somewhere in the middle)Run these %'s and you'll quickly get a sense of what's comfortable and what's not.

Its right in the middle of many residential houses.  3) A duplex was actually the first thought that entered his head before he got the estimate for rebuilding.

I know the feeling...Middle of a very cold winter both the inducer & blower motors go out on a 2 yr old Lenox furnace.All under warranty except for labor & my HVAC guy is not available.

@Brian Stevens it’s really a question of investing styles and I try to steer clear from sharing my pearls of wisdom as my investment strategies are personal to what I would do, I Watch my borrowers and they all have different strategies, some conservative, some aggressive and some in the middle.

If they love that dog, they may be in fear that it'll be put down, so they could have moved out in the middle of the night.
