@Zack Gerson thanks for the reply,I have talked to 2 different lenders and they both replied that as long as credit, income and DTI all checkout worst case I can do a straight up refi (no cashout) even earlier than 6 months, but for a cash-out I would at least have to wait 6 months.

seems to me you could treat them just like your would a tenant.I mean your going to entrust far more money to them than counting on a tenant pay you rent right the worst a tenat could do is beat you out of a few months rent.so I would think you want the basics.. credit report and criminal backgroundafter 35 years of lending Hardmoney you would be shocked at what you find..

I imagine the worst: a neighbor who is trashy and keeps empty soda cans or water bottles on the lawn, toys strewn about, doesn't cut the grass, smokes, has excessive traffic, vicious dogs, unclean or untidy enough to attract and feed roaches, loud music that disturbs my tenant, or even maintenance like the roof or windows.
