The repair man said it destroyed the rails and the door which will both need to be replaced, estimated fix $1000. 

In the higher priced areas it wont make much of a difference.

You wont change them....PERIOD.

They will bleach to death and/or destroy what they are washing.Make sure you have at least 3 sets of sheets and extra pillowcases for short turn over days.

You'll want to know if you can still cashflow even with those factors so you wont have to lose the property. 

@Einat Menashe  If you are willing/able to do medium to large rehabs to the unit(s) it will be possible to hit the 1% rule but there wont be anything turn key in area that have seen 5-10% appreciation in recent years (near west and NW sides). 

@Jennifer White nothing.Educate yourself and you will not have surprises.And I am not talking about only through the internet and podcasts, buy books about RE and read them all, I’ve read like 5-6 books before my first deal, you wont have much surprises after.

So if you buy a new property, you probably wont have that much equity, at least at first. 

There will not be a lawyer involved so it wont go through any "red tape".
