We will have to negotiate with the Subs on what they did vs didn't, what equipment could be used on other jobs, etc.

I've seen some LLs use used water heaters or other components and say that would turn a replaced (with a used equipment) a repair.

Because private money lenders fund quickly and with no frills, they can operate similar to cash in a real estate acquisition.Inventory or equipment purchases for business: Private money lenders will step up to provide credit to small business owners when banks will not.Buy Outs: Often it is cheaper to pay interest on a loan rather than keep a bad partner in an investment.

They also said they would have to turn off the gas so my tenant has been without gas (which means no hot water) for 2 weeks.My warranty company sent someone out, but apparently this person did not have the right equipment to detect the exact location and would only be able to operate by tearing into the wall at various spots until it was found (obviously this would not work).

Pertinent skills include:  HVAC (refrigeration licensed), plumbing, electrical, mild construction, metal fabrication, soon to be licensed NC contractor, grading/excavating, ...etc...I do/know alot of stuff and have alot of tools and equipment...I wouldn't bring you any headaches.
