Also, if the heating system was broken you should have provided some type of temporary heaters....electric, whatever.

Hi William Jermaine here, a good friend of mine is in to billboards, from what I understand his tenant pay in advance for the upcoming month, and if he does not get a payment he can suspend there add with a click of mouse.Ooo William you don't have electronic billboards, you are leaving so much money on the table, upgrade to electronic billboards and you won't have that problem anymore.

Btw, there's nothing wrong with using shutters - they are more cost effective in the long run because they will protect the windows from getting broken.

I would use an attorney to close if that is an option in your state, closing costs are minimal as no appraisals and other fees are required by a lender, I would take it over lease it and revisit in a year, I would scrub the repairs to what ever is needed to get it rented and then perform the other maintenance and upgrades over time.

On our side, we took out the carpet and refinished the lovely hardwoods we found underneath, upgraded the stove, painting, and upgrading fixtures.
