If the guarantor meets our requirements, then we will accept the student (provided nothing else in their application or background check disqualifies them) conditional on a separate guarantee agreement executed by the guarantor whereby the guarantor agrees to be the financial backstop for the student tenant.

Be sure your operating agreement gives the entity permission to provide “Key Man” benefits to its members or business executives.

You'll still have to do taxes every year, bookkeeping, an annual reevaluation of your portfolio, hire a small staff as you scale, etc.  

A well executed 1031 leaves you in a better position with less risk and a more attractive investment in your portfolio.
