@Benson Webb In an ideal world we would have tenants pay all utilities and tenants would always pay and everything would go beautifully, and a leprechaun riding a winged unicorn would drop off my paper and bagel every morning, lol. 

Im thinking it might be time to move out to the ‘burbs and get out of the city for more of a safer community for my daughter to ride her bike, etc as she gets older.

It has been a wild ride.

Mostly families or a group of retired couples coming to ride the bike trails.Last year we had 2 AirBNB bookings.

That includes the greater overhead STRs bring than traditional buy and holds, risk of local legislation in smaller NH towns w/out a precedent on STRs, and the need for researching everything you can about local market conditions/temperament on vacation rentals before making an investment.All that said, it’s been a great ride for me in NH so far and if you can setup the right systems and have an eye for what great vacation rentals look and feel like, it’s a fun niche that can be quite profitable as long as you go in understanding it’s not as passive as what a Boston area long term rental looks like. 

I lived in and owned SFs before investing in them, so understood taxes, maintenance, hail storms, furnace going out on Friday night, etc. and how to deal with these issues.

They cant afford to be taken for  ride, and have this fall through last minute.

The latest one was for hail damage I had a roofer checkout who thought I should get something approved.
