You can also search NARPM.org for the RMP (Residential Management Professional) and MPM (Master Property Manager) certified.Go to Loopnet search the area of interest pull 5 property packages find the 5 pages in each that talk about why it is the best area for real estate.

From what I have been reading it seems like people choose a niche and focus only on that and when they master that niche, they spread their wings into other niches and start "diversifying".From my perspective, you will not really start diversifying until later on, you will start with 1 and only 1 niche and try your best to master it.Did this answer your question?

Also agree with the counterpoint - that someone who masters "out of market" investing can seamlessly transition from investing in any market to investing in any other market (while still residing in their same home market) as markets shift over time.I think @Ned Carey makes the best point in this thread - market knowledge is the key to success.
