The borrower gave up property for nothing in return.Toledo - Working through a Deed in Lieu process, payment pending verified clean out and clean up of home.Akron-  We know someone is living there but have not responded to the door knock so we are on to the next step in the process....I wanted to share this story so you can see how much things can change in a few months.

It takes a “different” search than the standard O&M report the county does to find pending code violation liens Before they are recorded.....a “city/county lien search” which requires a written inquiry to the appropriate depts.

@Tyler Youtzy- thanks   1)  without any current income - you can buy now but will need to  include a  solid co borrower  that can  effectively carry the deal throught  qualifying  ..the co borrower  will need to provide all the same  data  as you  will for the loan process and will  be equally liable for the loan  as you will be .   2)  the other idea  is  to get  pre approved  using whatever you  think your income will be  once thru the  promotion process and then  buy  once this  is in place   3) if  buying a condo - watch the HOA  and  also  the  budget and  check for any pending litigation and  repairs  that the  complex  might  include   4)  good luck

Contractors are busy enough right now that you may have trouble getting one out to a property that you don’t already have under contract / pending, but like you hinted at you paying them a bit up front for their time and expertise on the estimate would go a long way. 

As far as I understood, she bought the rights of sales and purchase agreement from the listing agent.Looked up the history in zillow: two months on the market then one month off, now the wholesaler got the property (but the seller is still working with his agent.)Yesterday the property poped up on the market and turned into pending.
