This has put a cut on our cashflow and we have had some major expenses, like a new roof,  water heater, bathroom remodel, and kitchen remodel all done at the 3 bed house.

I would prioritize the drainage issue above all else, If the garage is still usable for the time being I would leave it be for now and try and do it in between renters, that way you can actually potentially profit from it. 

I invest there from California and will be closing on doors #13 and #14 next month (duplex).The city is going through a major revitalization effort and lots of investment.

But fear not, my fellow investors, because these issues are slowly but surely getting better, and with the simple diligence of keeping an eye on those sneaky property taxes, along with the ever-increasing insurance costs, you will do great.Speaking of golden opportunities, the MHC market has become more institutional, meaning more opportunities for those of us with a keen eye for quality investments.

And if the lender foreclosed on the property a few years ago, but still hasn't tried to sell it, then it could be because there's an issue with title, or perhaps there's a legal battle taking place with the previous owner.

It's caught some sensitivity a couple times where I otherwise wouldn't have realized, but nothing major.
