I haven’t done a flip but I have worked in remodeling before and my father-in-law which is my partner knows about plumbing & carpentry mostly all of the interior work we can do it ourselves 

I start with major systems:Roof- does it need to be replacedElectrical- has the panel been updated and has the wiring been updatedHVAC- does it need to be installed or updatedWater heater- does it need to be replacedThen we looked at the cosmetic and value add itemsDoes kitchen need to be updatedDo bathrooms need to be updatedpainting interior and exteriorAfter walking through, he has been in the business so long that he gave me a cost for each job.

Personally, I think people will tire of themed stays and magazine-perfect interiors.

I personally love using the "map nearby homes for sale" function and adjusting the filters to view sold homes in the immediate neighborhood (not 1-2 miles away) with similar square footage, layout, and interior upgrades your aiming for.

(The neighbor's dogs bark too loud, parking situations, the interior is outdated... etc) Ask them if you can do a quick tour to address any problems or anything with a contractor.
