Need advice on my first property

So I am looking at this property they are asking 47k for it I offered 41 ARV is 90-95k needs 20k of rehab needs central air and furnace installed and new roof that's the most expensive out of all the rehab the rest I can do it myself should I go for it I'm looking for a 20k profit on it

Hi @Victor Moreno, It's a little tough to give you a yes or no with only that information. Sounds like you will be doing a lot of the work yourself. Have you done a flip yet? There are a lot of hidden costs that you don't know until you do that first one. At face value, 70% of 90k is 63k. If it needs 20k of rehab, you can make it under 43k sale price for the 70% rule. Just make sure you went though those expenses (and sale costs) with a careful eye and good luck.
