So when I see posts here on BP raging on agents because they are not busting their butts for a client that wants to maybe buy one 20k house that's the reason..In addition that's why the guys that do this for a living and buy 2 to 10 properties a month get the deals the REaltors take them there first they know the guys have cash will close and do not have to work with newbie investor that can drive you nutty.Just another perspective and a Reality check for those that rag on RE agents.

I don't know the answer from the perspective of FHA, but from a city/county perspectitve, you should go down to the Planning & Zoning office and talk to them about the legality of building out a 5th unit.

Fresh paint, new carpet, replacing flooring, shiny new faucets, replacing light fixtures, etc. go a long way in their eyes, cost very little, and in most cases can be done in a day.I think your heart is in the right place, but you have to think like a businessman, not a friend.

While you will not have as many expenses in the first few years of a freshly rehabbed or banks new build,you will have them eventually,thus, the rule is in place for the long term.That said, this rule is again, an average and to be more precise, the rule for single family to 4 unit buildings will likely average closer to 45%, but apartment buildings were also included in this rule of thumb and thus!
