.- The proposed use: a nail salon being put in a shell space would require substantial plumbing work for the drains, which can get expensive since you're bashing up the slab to put in all the new plumbing.- Along those lines, a fancy nail salon would want more TI than a run-of-the-mill nail salon (of course you would expect that a fancy salon would support a higher rent).- If you had a second gen space (like a nail salon or restaurant), then a new tenant in the same business could potentially ask for less TI.
