Some oil tank companies we called say that a typical clean up in case of oil spills in residences wd be in the 8-10K range.

I've calculated the repairs to be $15k if you don't get all fancy but just the basics, carpet/paint/clean up.

The rental market is decent down here and if you're willing to do winter rentals(Sept-May) and then do weekly summer rentals, you can clean up, if you're willing to deal with the turnover. 

The ARV is around $250,000 but the repair/clean up costs I can't even begin to estimate.

Flat pure white on the ceilings, eggshell on the walls and a semi-gloss latex or satin (if you can) oil on the trim/doors/cabinets for durability and easy clean up. 

I was not surprised to see the updated form, as I know they have a BIG mess to clean up.
