Rate is reasonable at first glance but yes rates are moving down and should continue to shop, get quoted, can be major changes day over day10% Down DSCR doesn't exist and has never existed to my knowledge so I wouldn't count on that15% down does exist and is rare, however as others have noted, usually it doesn't actually work since the restrictions, such as a high DSCR ratio or LTR only rent qualification (and high rate environment) never let the numbers work however as rates continue to fall we may finally be able to see some 85% LTV DSCR Deals actually pencil again!

I had this happen a few years ago in Oregon paid 50k or so for sellers prop tax's so they would not lose it.. seller would not show up to closing.. ( although this deal is different seller signed the deed and I dont know why you have it title company should have it and have recorded it and dispersed) but anyway..

A separation of the property and the personal also allows scaling into more properties as each new property stands on its own for evaluation.Cons: higher rates and costs compared to conventional (although still should be reasonable and allow for a profitable deal, i.e. if rates are too high, the rent won't cover the financing costs so the rates have to be sensible and proportionate...)
