We have a company called legal blanks in WI and they supply the whole package for very little money: lease, smoke detector and CO dectector notice, lead based paint addendum, rules and regulations, move in checklist and 5 day notice.

In both cases the filters were completely filthy (one of the tenants had the bright idea of cut wood for a shelf in the house so the filter was clogged with sawdust).Some landlords give up attempting to train tenants on something as simple as changing filters (and, admittedly, it's easy to forget to do this) and simply make it a point to stop by monthly for smoke alarm checks and filter changes.Gail

Or maybe a tenant prefers a dark middle unit so that's the one that's higher.In another case, I have one building with almost identical units and the same lease start date, but the rents are different because one tenant has a Section 8 voucher, which came in slightly lower than the asking rent.

If you went with dark wood cabinets, granite counters etc...then white will look out of place.
